Buying Honolulu Real Estate

It takes a lot of searching to find just the right home, whether in Honolulu or elsewhere. And once you've narrowed your search to a particular favorite house or neighborhood, there are three things to do most recommended by realtors:

  1. Visit the Honolulu neighborhood. Go into shops, talk with people about the area, getting to know how the locals feel about the pros and cons of where they live. Drive around and look for traffic patterns and congestion during morning and evening rush hours. Take note of the mileage and the actual time it takes you to drive to work, schools, shopping, entertainment and medical centers. Take a walk around the neighborhood you're planning to move into and chat with a few neighbors. Test out the public transit system.
  2. Do a little research. Read the Honolulu Real Estate subdivision covenants or call the Homeowners' Association for a current report and the its financial status. Ask for written information regarding dues, restrictions and policies.
  3. Visit your city or county planning office and inquire if any zoning changes or improvements are in the works for "your" subdivision as well as adjacent areas. Be sure to ask about the zoning and future plans for any undeveloped lots or land in the subdivision.

If major improvements are being planned for your Honolulu neighborhood, will they be paid for by taxes, an assessment or private business funds? Keep in mind that some improvements will significantly increase Honolulu real estate property values. In some cases, it may be wise to buy before the improvements have been made.

Seek advice on buying Honolulu Real Estate

There's nothing wrong with saving money here or there by doing things yourself. But when it comes to medical care, building a decent stock portfolio, or buying Honolulu real estate, it's wise to seek professional advice.

When you buy or sell a home in Honolulu, you're dealing with one of the largest assets you'll ever own! With this kind of large investment your Honolulu real estate transaction is too important to “do-it-yourself” or leave in the hands of a beginner or part-time real estate agent. Choose your agent carefully. Look for a Honolulu realtor who has earned professional designations in addition to having an in-depth knowledge of the Honolulu real estate market. And always seek testimonials from past clients.

Interview more than one Honolulu real estate agent. Ask each one to prepare a comparative market analysis. Choose a skilled negotiator.

When you're buying, you'll want an experienced Honolulu real estate agent. Someone who will take the time to locate the best Honolulu real estate properties for you, draft a well-written contract, and negotiate effectively on your behalf.
